Initial Disclosure Document (IDD)

We are providing you with this Initial Disclosure Document (IDD) to explain the scope of MortgageGym's services and costs. It is important that you read this as it explains the services you are being offered and how you pay for them.

  1. What mortgages we offer

    • We offer mortgage products from the whole market, but not deals that you can only obtain by going direct to a lender. This applies to both first and second charge mortgages contracts.
    • We offer products from the whole market and will also include deals that you can only obtain by going direct to a lender.
    • We only offer mortgages from a limited number of lenders.
  2. Which mortgage services we offer

    • We offer an "advised" sales process, which means we will make a recommendation for you after we have assessed your needs and circumstances.
    • You will not receive advice or a recommendation from us.
  3. What you pay us for our mortgage services

    • No fee. We will be paid a procuration fee from the lender.
    • Fee details - You will receive a European Standardised Information Sheet or Key Facts Illustration Plus when considering a particular mortgage. This will tell you about any fees and/or procuration fees relating to it.
  4. Who we are regulated by

    Mortgage Gym Limited, Building 3, Riverside Way, Camberley GU15 3YL is authorised and regulated by the Financial Conduct Authority (FCA). Our FCA Register number is FRN 755019.

    Our permitted business is to provide mortgage advice. The FCA does not regulate some investment mortgage contracts.

  5. What to do if you have a complaint

    If you wish to register a complaint, please contact us:

    If you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service. www.financial-ombudsman.org.uk 0800 0234 567

  6. We are covered by the Financial Services Compensation Scheme (FSCS)

    You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.

    Mortgages - Advising on or arranging house purchase finance: protection for 100% of £50,000.

  7. EC online dispute resolution platform

    We are required to provide you with details of the European Commission’s online dispute resolution (ODR) platform which allows consumers to submit their complaint through a central site which will forward the complaint to the right Alternative Dispute Resolution (ADR) scheme. In relation to MortgageGym, this is the Financial Ombudsman Service and you can contact them directly as shown in the contact details above.

  8. Insurance

    You will not receive advice or a recommendation from us for non-investment protection products, covering pure protection such as Term Assurance, Income Protection and Critical Illness Cover.

    We may ask some questions to narrow down the selection of products that we will provide details on. You will then need to make your own choice about how to proceed.

  9. General insurance

    You will not receive advice or a recommendation from us for general insurance contracts, such as Buildings and Contents and Mortgage Payment Protection Insurance.
