We are providing you with this initial disclosure document (IDD) to explain the scope of MortgageGym's services and costs. It is important that you read this as it explains the services you are being offered and how you pay for them.
We offer mortgage products from the whole market, but not deals that you can only obtain by going direct to a lender. This applies to both first and second charge mortgages contracts.
Our website will not provide a final recommendation or endorsement of any particular product or service provider but will provide you with an introduction to a Broker, who will provide you with further advice about particular products or service providers and, should you so instruct them, mediate a mortgage contract. There is no charge to you for our service.
No Fee. We may receive an introducer’s fee and/or commission from the Broker when you use our service to identify products or services which they make available to you.

Our permitted business is to provide mortgage advice. The FCA does not regulate some investment mortgage contracts.

You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.
Mortgages - Advising on or arranging house purchase finance: protection for 100% of £50,000.
We are required to provide you with details of the European Commission’s online dispute resolution (ODR) platform which allows consumers to submit their complaint through a central site which will forward the complaint to the right Alternative Dispute Resolution (ADR) scheme. In relation to MortgageGym, this is the Financial Ombudsman Service and you can contact them directly as shown in the contact details above.

You will not receive advice or a recommendation from us for non-investment protection products, covering pure protection such as Term Assurance, Income Protection and Critical Illness Cover, but we will provide you with an introduction to a Broker, who may provide you with further advice about non-investment protection products.
